SaudaFlow vs Sell.Do

SaudaFlow vs Sell.Do — an honest comparison for Indian real estate

Public pricing and feature pages, May 2026. Written by SaudaFlow.

Sell.Do is a real-estate sales and marketing platform built for Indian developers, with campaign attribution and booking workflows designed around the primary-sales funnel. SaudaFlow is a real-estate CRM built mobile-first for the team doing the selling. This is the one comparison on this site where both products were designed for the same industry from the start, so the differences are about shape and scale rather than fit.

The short version: Sell.Do has been in Indian residential longer, its marketing-attribution and media-spend reporting is a more developed product than ours, and it arrives with an implementation team — which a 200-user developer with a decade of legacy data genuinely needs. SaudaFlow publishes its price, is live in five minutes, connects to WhatsApp through Meta directly rather than a messaging partner, logs Android calls without cloud telephony, and keeps everything in a single Mumbai region with a readable access log.

We wrote this page, so read it accordingly. Everything we say about Sell.Do comes from their own public pricing and feature pages, read in May 2026, and every price carries a “~” because published rates move. Something wrong here? Email support@saudaflow.in and we correct it in place.

SaudaFlow and Sell.Do, side by side

A real-estate-specific sales and marketing platform for Indian developers, with campaign attribution and booking workflows built around the primary-sales funnel.

Public pricing and feature pages, May 2026. Prices carry a “~” because published rates move, vary by tier and region, and are discounted on a call — treat every one of them as an order of magnitude, not a quote. Where a vendor does not publish a rate we say so rather than guess. Something wrong here? Email support@saudaflow.in and we correct it in place.

Where Sell.Do is genuinely stronger

This section is first on purpose. If you are shortlisting, these are the reasons to put Sell.Do on the list, written the way we would want someone writing about us to write them.

  • A longer record in Indian residential

Sell.Do has been selling to Indian developers for years and carries a reference list to match. When you are the marketing head of a group with four live projects and a board asking who else uses this, that list is not a vanity item — it is the thing that makes the decision defensible. Our first public build shipped in May 2026.

  • Marketing attribution is a stronger product than ours

Tying media spend to enquiries, enquiries to site visits and site visits to bookings — across portals, Google, Meta and offline campaigns — is a hard problem, and Sell.Do has been building for it far longer. Our reporting answers "which source produced bookings"; theirs is built to answer the campaign-level questions a developer’s marketing agency will ask.

  • A guided implementation, which large teams need

Their setup takes about a week because it includes an implementation: data migration, process mapping, user training. For a 200-seat developer moving off a decade-old system, that week saves a month of chaos. Our five-minute provisioning is genuinely faster and is not the same thing — it gets you a working workspace, not a migrated one.

  • Enterprise sales and marketing under one roof

If your requirement spans campaign management, lead nurture, telephony and booking approval as one platform with one owner, Sell.Do is designed for that scope. SaudaFlow deliberately does less: we do not run your campaigns, and a group that wants CRM and marketing automation from one vendor is asking for something we do not sell.

Where SaudaFlow is stronger

  • The price is published, in rupees, before you call anyone

Sell.Do quotes on request, which is normal for enterprise software and is not a criticism — it is how a negotiated contract works. It does mean you cannot compare cost until you have taken a call. SaudaFlow is ₹899 per seat per month for Solo and ₹749 for Team, ₹599 billed yearly, plus 18% GST, printed on the pricing page. You can budget before you talk to us.

  • WhatsApp direct from Meta, not through a partner

We connect to the WhatsApp Business Cloud API directly: your WhatsApp Business Account stays yours, you pay Meta’s conversation rate with no reseller margin, and there is one vendor in the support path when a template is rejected. Sell.Do routes WhatsApp through a Business Solution Provider, per their public feature pages — the standard architecture in this market, with a small cost and a longer escalation chain.

  • Android calls log themselves, without renting a number

SaudaFlow reads the Android call log natively and names the lead on an incoming ring. No cloud telephony, no rented DID, no per-minute charge, and the buyer sees the number they have always seen. Cloud telephony does things we cannot — it records reliably and works on iPhone — but it puts a rented number between your agent and the buyer, and it bills by the minute.

  • One region, and staff access that writes an audit row

App, database and file storage are Mumbai-only. There is no second region, so there is no configuration mistake that moves your buyer data out of India. SaudaFlow staff have no standing access to a workspace, and any access is logged where you can read it. We could not find a public residency or staff-access statement from Sell.Do, so this is a question to put to them in writing rather than a fault to hold against them.

What SaudaFlow is not

The same four limits appear on every comparison page on this site. They are the things a demo would eventually surface anyway, and you should know them before you spend twenty minutes with us rather than after.

  • We are new

The first public SaudaFlow build shipped in May 2026 and the Android app is on beta.16. Every vendor on these pages has been in market longer than we have, with more customers who have already hit the bug you are about to hit. If a long reference list is what makes a purchase safe for you, that is a real reason to buy something else this year.

  • Portal integrations are a framework, not a live feed

The syndication framework for 99acres, MagicBricks and Housing is built, and it is not switched on yet. Until it is, portal leads reach SaudaFlow the way they reach everyone else — through email parsing, a shared inbox or a CSV. Any page on this site that implies otherwise is a page we need to fix.

  • iOS cannot sync call logs, and never will

Apple does not expose the call log to third-party apps. Our caller ID and automatic call logging are Android-only, and no CRM on earth can do it on an iPhone without routing the call through cloud telephony. If your team is on iPhones, this advantage does not exist for you.

  • There is no self-serve signup

You cannot swipe a card and be live in ten minutes on your own. Every workspace is provisioned on a call, which is deliberate — it is how the residency and access model stays true — but it does mean an extra step before you can try it.

Who each one is actually right for

Choose Sell.Do if…

  • You are a developer running multi-crore media budgets and need campaign-level attribution, not just source-level reporting.
  • You are migrating a large team off a legacy system and want an implementation partner, not a self-provisioned workspace.
  • You want CRM and marketing automation from one vendor with one contract and one escalation path.
  • A long list of comparable Indian developers already using the product is part of how this decision gets approved.

Choose SaudaFlow if…

  • You want to know the price before the first call, and to budget from a published rate card.
  • Your team sells from phones, and you want the CRM to be as good on Android as it is on a laptop.
  • WhatsApp is the main channel and you would rather hold the Meta relationship yourself.
  • Data residency is a board question, and "Mumbai only, with an access log" is the answer you need.

Implementation week versus five minutes — they are not the same product decision

Our table says SaudaFlow is live in five minutes and Sell.Do takes about a week, and read carelessly that looks like a straight win. It is not. Five minutes gets you a provisioned workspace with your projects loaded and your first lead landing. It does not migrate eleven years of enquiry history, reconcile four spreadsheets of channel-partner brokerage, or retrain sixty people who have muscle memory for another system.

For a firm of eight to sixty people with data mostly in spreadsheets and WhatsApp, five minutes is the honest number and the week would be overhead. For a developer with a legacy CRM, an agency in the loop and a booking process that has to keep working through the switch, the week is doing real work and skipping it would be reckless.

The practical test is what your data looks like today. If the answer is "a sheet, a group and everyone’s phone", speed helps you. If the answer is "a system of record with years in it", you want somebody planning the migration.

Where a mobile-first CRM diverges from a platform

Sell.Do is built as a platform: the marketing side, the sales side and the booking side under one roof, with the desktop as the primary surface for the people who run it. SaudaFlow assumes the primary surface is a phone in someone’s hand at a site office, because that is where Indian property is actually sold.

That shows up in small, specific places. Caller ID names the lead before the agent answers. A site visit is checked in on location. A cost sheet is generated and sent on WhatsApp from the phone, at the site, while the buyer is standing there. The evening MIS block is designed to be read on a phone in a car. Forty-seven capabilities that exist on the web app also exist natively in the Android app, which is a parity target we track rather than a slogan.

If your sellers work from a desk and your reporting need is campaign attribution, none of that is worth much. If your sellers are at site six days a week, it is most of the product.

SaudaFlow vs Sell.Do — questions we get asked

How much does Sell.Do cost compared with SaudaFlow?

Sell.Do does not publish a rate card — pricing is quoted on request, which is standard for enterprise software. We will not guess a number for them here. SaudaFlow is ₹899 per seat per month for Solo and ₹749 for Team, or ₹599 per seat billed yearly, plus 18% GST, published on the pricing page. To compare, ask Sell.Do for a quote at your seat count and put it next to a number you can already read.

Both are real-estate CRMs. What is the actual difference?

Scope and surface. Sell.Do covers marketing automation and campaign attribution as well as sales, is implemented over about a week, and is desktop-first. SaudaFlow is narrower — lead to site visit to booking to brokerage — is provisioned in minutes, and is built for an Android phone first. Neither shape is better; they suit different sized problems.

Can SaudaFlow handle a developer with multiple projects and towers?

Yes. Inventory is a real hierarchy — project, tower, wing, unit — with availability, blocking and cost sheets per unit, and a lead can be attached to several projects at once. What we do not yet have is live portal syndication: the framework for 99acres, MagicBricks and Housing is built but not switched on, so portal leads arrive by email parsing or CSV for now.

Does SaudaFlow do marketing automation?

Not in the sense a developer’s marketing agency means. We have workflows, automated follow-up and lead-source reporting that tells you which sources produce bookings. We do not run campaigns, manage media spend or do multi-touch attribution across channels. If that is the requirement, Sell.Do is built for it and we are not.

This page was written by SaudaFlow. Why should I believe it?

Because it says where Sell.Do is stronger before it says where we are, and prints four SaudaFlow limitations alongside. Everything about Sell.Do here comes from their public feature pages read in May 2026, no price is invented for them, and if a row is wrong, email support@saudaflow.in and we correct it in place.
